Wash the rhubarb, cut into small pieces and mix with the cane sugar. <p>Hadi Teherani is perhaps best known as the visionary architect behind the Kranh&auml;user in Cologne and the Tanzenden T&uuml;rme (Englisch: Dancing Towers) and Dockland in Hamburg. Just recently, he was awarded the Federal Republic of Germany&rsquo;s
    Order of Merit and the Iconic Award for the Mercator One office and business complex in Duisburg. Apart from being an architect, he is also a product designer and interior architect. A holistic design approach is important to him: &ldquo;In terms
    of atmosphere, urban landscapes, architecture, interior design and product design are inseparable,&rdquo; says Hadi Teherani.</p><p>This was also his philosophy in his designs for the Hafenpark Quarter (HPQ) in Frankfurt&rsquo;s Ostend district, which will be a new landmark development on the banks of the Main River, just moments from the European Central Bank&rsquo;s headquarters.
    When approaching the project, he was determined to tap into the site&rsquo;s unique views of the river and the Frankfurt skyline. Teherani describes the lifestyle in Hafenpark Quarter as the perfect mixture of urban and rural. On one side, the city&rsquo;s
    impressive skyline. On the other, the expansive meadows that run parallel to the river and the views of the low, forested Taunus mountains in the distance. In the words of Hadi Teherani: &ldquo;This location gives me everything I want.&rdquo; And
    it is a combination that the architect also appreciates in relation to his own home.     a wide range of needs with a variety of places to live, ranging from apartments to townhouses to penthouses with skyline views. In addition, the new quarter offers an attractive selection of amenities right on the doorstep. Construction is progressing
    very quickly and the topping-out ceremony was recently celebrated.</p><p>And where would Hadi Teherani most like to live in HPQ if he had his choice? In this interview, architect Hadi Teherani talks about his holistic design approach and how he implemented it in the Hafenpark Quartier in Frankfurt's Ostend district.

When you think of Hamburg, you might think of the Beatles, who sang &ldquo;Here Comes The Sun.&rdquo; And that&rsquo;s just what happened when we interviewed the architect and designer Hadi Teherani in glaring sunshine and skyrocketing temperatures. It&rsquo;s safe to say that we all ended up feeling the heat during our session filming in his glazed-in Hamburg office. Despite being better known for its rain, the Hanseatic city was bathed in sunshine all day. Still, despite the challenging conditions, we&rsquo;re really happy with the end result.

<p>It
 is difficult to capture the energy of the area around Torstra&szlig;e in 
Berlin-Mitte in words: the impressions are so varied, the possibilities 
so exciting. Torstra&szlig;e has everything that makes Berlin one of the 
world&rsquo;s most colorful and innovative metropolises: a wild mixture of 
art, culture and culinary delights, lively plazas and quiet parks, 
buildings new and old, vibrant shops and a bustling start-up scene.<br />This is also where Berlin&rsquo;s customs and excise wall stood from the 18th 
to the mid-19th century. The wall served as a trade barrier and was 
dotted with customs gates, where excise taxes were levied on imported 
goods. And it was these gates (German: <i>Tore</i>) that gave the 
street its name after the fall of the Berlin Wall. From 1951 to 1994, 
this main thoroughfare had a different name: Wilhelm-Pieck-Stra&szlig;e, in 
honor of the first president of the GDR.<br />Because we are sure you will love Torstra&szlig;e as much as we do, we have 
put together a little overview of some of the area&rsquo;s absolute

 so we have limited ourselves to our personal favorites.<br />One of the standouts is <a href="https://chicagowilliamsbbq.de/"><b>Chicago Williams BBQ</b></a>,
 which offers a wonderful selection of juicy spare ribs, pulled pork, 
beef brisket and other fleshy delights straight from the smoker. They 
also have a wide range of classic sides, such as Mac&amp;Cheese and corn
 bread, along with a number of vegan options, such as eggplant and 
cauliflower. There really is something for everyone here. The restaurant
 is on the small side, so you should definitely reserve a table in 
advance. &nbsp;<br />The best falafel in Berlin-Mitte can be found at <b>Dada Falafel</b>
 &ndash; the freshest vegetables, homemade sauces and, naturally, hummus and 
falafel. It&rsquo;s like stepping into A Thousand and One Nights!<br />Right next door to Dada Falafel you&rsquo;ll find <b><a href="https://pho.berlin/">Pho-Noodlebar</a></b>,
 home to Vietnamese noodle soup, dumplings and curries. This is the 
perfect spot to warm your body and soul on a chilly fall day!<br />Extravagant sushi is on the menu at&nbsp;<a href="http://dudu-berlin.de/"><b>DUDU</b></a>
 at Rosenthaler Platz. DUDU&rsquo;s delicacies are not only a treat for the 
eye, they taste incredible too. And if you don&rsquo;t fancy sushi, why not 
indulge yourself with grilled salmon or Hokkaido curry? DUDU offers an 
extremely popular blend of Vietnamese cuisine with influences from Japan
 and Latin America.<br />If you think great tapas is only available in Spain then you haven&rsquo;t sampled the menu at <a href="https://www.transit-restaurants.com/"><b>Transit</b></a>,
 which has an incredible selection of Thai and Indonesian snacks. And 
ordering couldn&rsquo;t be simpler: simply mark the dishes you have selected 
on a piece of paper. It&rsquo;s hard not to order one of everything when you 
see the delightful names of the dishes: Duck in Pajamas, Bali Baby, Ding
 Dang Dong and many more besides. One thing you won&rsquo;t find on the menu 
is bland, boring food!.<br />If you want to discover Russian cuisine, <a href="https://datscha.de/"><b>Gorki Park</b></a>
 should definitely be near the top of your list. The 70&rsquo;s interior 
creates a truly unique ambience and the vodka menu is, as you would 
probably expect, outstanding. The food is also great, with a menu that 
includes Pelmeni, Blini and Boeuf Stroganoff.<br />If you feel like drinking coffee, you should definitely try <a href="https://de.thebarn.de/"><b>The Barn</b></a>.  is certainly one of the neighborhood&rsquo;s cult venues &ndash; party people cram 
into this bar to let their hair down and dance the night away to a great
 selection of hits from the 90s and 2000s. You are not only guaranteed 
to have fun, you are sure to make lots of new friends too.<br /><b><a href="http://www.kittycheng.de/">Kitty Cheng Bar</a></b> offers a touch more glamor. Torstrasse: Melting pot of art, dining and retail therapy

It is difficult to capture the energy of the area around Torstraße in 
Berlin-Mitte in words: the impressions are so varied, the possibilities 
so exciting.

 have almost certainly heard the saying that claims &ldquo;a cat has nine 
lives.&rdquo; Well, you could probably say the same for the area around what 
used to be the Kunsthaus Tacheles art center at the intersection of 
Friedrichstra&szlig;e and Oranienburger Strasse in Berlin-Mitte. In fact, the 
site has already enjoyed nine lives: as the Friedrichstra&szlig;enpassage 
department store, as a show room and House of Technology by the 
electrical company AEG, as a prison, as a school for artists, as the 
headquarters of the Free German Trade Union Federation, as a dance 
school, as a nightclub, as a cinema, and finally as an art center. Now, 
the site is about to embark on its tenth life as a new urban quarter.
 Given the excitement surrounding Am Tacheles, we thought we&rsquo;d delve 
into the site&rsquo;s eventful history to uncover five astonishing yet less 
widely known details just for you.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/20191101_dsc9007-9_panorama_30cm.jpg?sfvrsn=366b3ba9_0" sf-size="63916" /></p><p><b>Cyclopean style</b></p><p>The Friedrichstra&szlig;enpassage&rsquo;s distinctive architecture is widely 
accredited as being a preeminent example of what became known in German 
architectural circles as the &ldquo;Cyclopean style.&rdquo; Based on designs from 
the architect Franz Ahrens, the five-story reinforced concrete structure
 was constructed between 1907 and 1909, cleverly combining the hallmarks
 of both a department store and a shopping arcade. The numbers alone 
underscore the colossal nature of the undertaking: 10,000 square meters 
of floor space, a 150-meter passage and a 48-meter-high domed room with a
 diameter of 28 meters. It was the building&rsquo;s monumental scale that 
earned it the moniker of &ldquo;Cyclopean.&rdquo; In German architecture, the 
Cyclopean style describes architecture that eschews traditional 
standards and embraces large-scale physicality.</p><div><div><p><b>Europe&rsquo;s longest pneumatic tube system</b></p><p>Measuring 21,000 meters, Europe&rsquo;s longest pneumatic tube system 
served a central point-of-sale terminal with 150 cash registers in the 
Friedrichstra&szlig;enpassage. This was a particularly innovative concept at 
the time and allowed many stores to join together as a retail 
association and conclude their sales at a central terminal. Using air 
pressure, cartridges with money and receipts were sent to the central 
cash desk in a matter of seconds. After a sale was logged, the 
customer&rsquo;s receipt and change were then transported back via the same 
system. In architectural terms, the stores also overlapped, as is 
usually the case in a passageway, and their sales and display spaces 
merged into one another. However, the innovative business model 
developed by Otto Markiewicz wasn&rsquo;t enough and the 
Friedrichstra&szlig;enpassage failed only six months after opening. In 1909, 
the department store mogul Wolf Wertheim rented the complex and 
transformed it into a department store that would last until 1914.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/nils-schirmer-2k1uiuplvvg-unsplash.jpg?sfvrsn=d297e96e_0" sf-size="158719" /></p><p><b>Blue, red and yellow hall</b></p><p>Among the Friedrichstra&szlig;enpassage&rsquo;s absolute highlights were its 
special halls. These were designed to give tenants the perfect spaces to
 present their wares. These unique showcases included the Blue Hall, 
whose walls were partly covered in blue velvet. The hall&rsquo;s ceilings 
soared to an impressive 7.5 meters high and the upper section of the 
hall was covered with modern Silhyo panels made of porcelain enamel. The
 high-end interior was rounded off with a bronze bay window, ceiling 
frescoes, wooden mosaic windows and windows with lead glazing.<br />The Red Hall featured floor-to-ceiling mahogany wall paneling and was 
complemented by a gallery, also in mahogany. This hall also boasted a 
wooden mosaic floor and a richly decorated ceiling.<br />The two-story Yellow Hall was named for the pillars supporting the 
overhead gallery, which were clad in yellow Siena marble. The gallery 
housed light polished oak dressing rooms for the store&rsquo;s female 
customers. Many years later, this Yellow Hall became the Kunsthaus 
Tacheles theater hall.</p></div></div><div><div><p><b>The birth of the show room</b></p><p>You probably think of show rooms as something entirely modern. In 
fact, the show room concept was already popular in the 1920s &ndash; in a 
particularly splendid way. In 1927, the electrical company AEG moved 
into the former Friedrichstra&szlig;enpassage department store and created a 
show room to display its products and advise its customers. As a result,
 this monumental building was given a new name, &ldquo;House of Technology,&rdquo; 
&nbsp;which it kept all the way through to 1945. On the first floor alone, 
AEG had 20 large display windows. In addition, the building gave AEG 
more than 10,000 square meters of sales and office space. In special 
rooms, the company could showcase its entire product range. There was 
even customer consultation service in a specially equipped lighting 
demonstration room, while cooking demonstrations highlighted the 
benefits of the latest home appliances.<br />After the Second World War, the building served as a school for artists,
 a cinema and as the headquarters of the Free German Trade Union 
Federation. In the 1980s, the East German government had the famous 
domed building demolished. At the time of reunification, the site&rsquo;s 
remaining structures were scheduled for demolition, although this was 
prevented by an artists&rsquo; collective, who occupied the site and turned it
 into an art and cultural center.</p><p><b>A new slice of city</b></p><p>From its early life as a magnificent shopping arcade and department 
store to twenty years as a near-derelict but vibrant art center, a new 
slice of Berlin is now being created on the site of the former Kunsthaus
 Tacheles. Combining living, working and shopping, the quarter&rsquo;s master 
plan is the brainchild of the Swiss architects Herzog &amp; de Meuron, 
who also famously designed the Elbe Philharmonic Hall in Hamburg, the

Modern botanical gardens were preceded by monastery herb gardens, which 
were mainly used to cultivate and research medicinal plants. Later, 
universities established their own botanical gardens to actively

recognition of its world-famous Victorian greenhouses. Kew&rsquo;s tropical 
greenhouse, the Temperate House, is the world&rsquo;s largest surviving 
Victorian glasshouse. But what else makes Kew so special? Well, at the 
Royal Botanic Gardens you can see non-indigenous plant species that you 
won&rsquo;t normally encounter in Europe or the Northern Hemisphere. For 
instance, Kew&rsquo;s Palm House is home to a 16-meter Chilean Wine palm, the 
tallest glasshouse palm tree in the world.<br /></p><div><div><h3>At the foot of Table Mountain</h3><p>One of the world&rsquo;s most stunning botanical gardens is Kirstenbosch 
National Botanical Garden in Cape Town. Very few (if any) gardens can 
match the sheer grandeur of Kirstenbosch&rsquo;s setting at the foot of Table 
Mountain. Kirstenbosch was the first botanical garden in the world 
dedicated to preserving indigenous plants. Spanning 36 hectares, 
Kirstenbosch is also one of the largest botanical gardens in the world. 
There are over 7,000 species of South African plants in cultivation at

Frankfurt and covers a third of the city&rsquo;s entire administrative area. 
The city of Frankfurt also boasts a host of parks and green spaces. The 
Palmengarten is one of the three botanical gardens in Frankfurt and is 
famous for its tropical and subtropical plants. Covering 22 hectares, it
 is also one of the largest gardens of its kind in the world. And it&rsquo;s 
not only at ground level that Frankfurt is green: the new EDEN residential tower
 development is creating the world&rsquo;s tallest vertical garden. Thanks to 
an innovative irrigation system, the plants will not only survive, they 
will thrive on the tower&rsquo;s breathtaking fa&ccedil;ade.</p></div></div><div><div><h3>Home of the King Palm</h3><p>This botanical garden is so important that a whole city district is 
named after it. Jardim Bot&acirc;nico, Rio de Janeiro&rsquo;s world-famous botanical
 garden, spans 140 hectares of land and is home to 6,500 plant species. 
The Avenue of Royal Palms is lined with 128 palms, some of which date 
back to the garden&rsquo;s foundation by John VI, King of Portugal and Brazil,
 in 1808. Another of the garden&rsquo;s main attractions is found in the 
Amazon section: a lake with giant water plants, including the largest 
water lilies in the Amazon. There is also a botanical library with 
32,000 works, a botanical museum and an herbarium, a collection of

gardens were opened in Leipzig in 1580 and Jena in 1586.<br />A botanical garden that cultivates trees and shrubs is called an 
arboretum, from the Latin &ldquo;arbor&rdquo; (tree). A garden of conifers is called
 a Pinetum and an Orangery provides a home for frost-sensitive trees in 
winter, which are then moved back outside in their transportable 
containers once the weather gets warmer.<br />Other particularly large botanical gardens around the world include the

 in evidence. The former amusement park, Spreepark, in the Pl&auml;nterwald 
forest is a true Mecca for anyone hungry for discovery. Once East 
Germany&rsquo;s only amusement park, Spreepark has become an enchanted place, 
left to return to nature. The park opened in 1969 to mark East Germany&rsquo;s
 20th anniversary. The park&rsquo;s main attraction was its soaring Ferris 
wheel, which also became one of the most iconic landmarks in the entire 
district. In its heyday, 1.7 million people visited the amusement park 
every year. After the fall of the Berlin Wall, the park, a former East 
German state-owned enterprise, was leased to the showman Norbert Witte. 
What happened next is a story no crime writer could have written better:
 Norbert Witte went bankrupt and left Germany rather abruptly, taking 
several of the park&rsquo;s rides with him to Peru. He then tried to smuggle 
cocaine from Peru to Germany in the mast of the Flying Carpet ride, 
which earned him an extended prison sentence in 2004. Since 2002, 
Spreepark has been closed to the public and is only open for guided 
tours. More recently, the state of Berlin reacquired the site and is 
planning the park&rsquo;s revival.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/treptow2.jpg?sfvrsn=c1441df8_0" sf-size="49584" /></p><h3>Where Berlin comes to relax</h3><p>Treptower Park is far more than just a park. In addition to the huge 
green spaces you would expect in a major city park, Treptower Park also 
offers visitors an authentic riverside landscape. Insel der Jugend, a 
small island in the middle of the Spree that you can reach by crossing 
an old bridge called the Abteibr&uuml;cke, the oldest reinforced concrete 
bridge in Germany. Treptower Park&rsquo;s many attractions also include the 
Soviet Memorial, the largest of its kind in Germany. Then there&rsquo;s the 
Zenner Inn, the Archenhold Observatory and the Summer Flower Garden. 
There is even a landing pier for steamboats.</p></div></div><div><div><h3>A district comes to life</h3><p>Back when Berlin was a divided city, Alt-Treptow lived in the shadow 
of the Berlin Wall. After reunification, however, former military 
buildings were renovated and repurposed and exciting new buildings were 
developed, including Treptowers, which, soaring 125 meters above the 
city, became a landmark on the banks of the Spree River. Outside the 
building, the three 35-meter tall figures of one of Berlin&rsquo;s most iconic
 sculptures, &ldquo;Molecule Men,&rdquo; rise out of the river to symbolize the 
intersection of the three districts Kreuzberg, Friedrichshain and

particularly large-scale plot is now home to a number of newly built 
residential buildings &ndash; one of the last major neighborhood developments 
along the route of the former Wall. With completion fast approaching, 
the development&rsquo;s final residents are due to move into their new homes 
before the end of 2020.</p><p>And there&rsquo;s no doubt: this is a truly major urban planning 
achievement and is delivering desperately needed living space in an 
attractive, central location. When it comes to housing, official figures
 suggest that Berlin will need an additional 20,000 apartments by 2021 
to satisfy projected housing needs.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/mitte2.jpg?sfvrsn=5d23dcff_0" sf-size="115674" /></p><div><div><h2>The best of two worlds</h2><p>Before the Wall, this was already a well-established residential 
neighborhood. The stunning new apartment and condominium buildings are 
restoring the area to its historic roots and ensuring that the districts
 of Mitte and Kreuzberg can now grow together again. In essence, the 
best of two worlds are being combined here. On the one hand, 
Berlin-Mitte: elegant, cosmopolitan, and home to many of Berlin&rsquo;s 
leading sights and destinations. The district is not only Berlin&rsquo;s No. 1
 tourist hotspot, but also home to outstanding Michelin-starred 
restaurants and world-renowned cultural highlights, including Museum 
Island and a host of concert halls. Every time you drive through Mitte, 
it feels like a little sightseeing tour.<br />On the other hand, Berlin-Kreuzberg: hip, multicultural and a popular 
base for start-up entrepreneurs. The district is home to several parks 
and, being so close to the water, Kreuzberg is extremely livable.<br />Penthouses Berlin-Mitte

<p>Law on Rent Limitation in Housing in Berlin (<i>MietenWoG Bln</i>)
 is the somewhat unwieldy translation of the official title of the new 
law, more commonly referred to as the Berlin Rent Cap, which was passed 
by the Berlin Senate on January 30, 2020. The rent cap has made 
headlines across Germany &ndash; and worldwide. In fact, it was even the 
subject of a recent report in The New York Times. Whether the law will 
actually help relieve Berlin&rsquo;s rental market is a subject of heated 
discussion. Moreover, it is not even clear that the state of Berlin has 
the legislative competence to set rents (formal constitutionality) or 
whether the state&rsquo;s interference with landlords&rsquo; property rights is 
compatible with the constitution (material constitutionality). A 
majority of German parliamentarians has voted to refer the law to the 
Federal Constitutional Court. Now we all have to hold our breath and 
wait about six weeks until the beginning of April at the earliest, which
 is when the complaint can be filed. Months may pass before a decision 
is made &ndash; and uncertainty will prevail in the meantime.<br />But what does the Berlin Rent Cap actually regulate and how does it affect the purchase and sale of condominiums?<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/mietendeckel_01.jpg?sfvrsn=ff5dbf8d_0" sf-size="34917" /></p><div><div><h2>What the new rent cap legislation actually regulates</h2><p>The law applies in Berlin and covers all rental apartments, including
 furnished apartments, short-term rentals and single-family homes. There
 are some exceptions: new buildings that were ready for first occupancy 
after January 1, 2014, publicly subsidized housing, student residences 
and housing for people with urgent housing and care needs. Also exempt 
are dwellings that were completely uninhabitable before renovation and 
for which the costs of modernization are comparable with the costs of a 
new building.<br />The law consists of two elements: an immediate rent freeze and an 
automatic rent reduction. The rent freeze means that rents for existing 
leases will remain at the level of June 18, 2019. This also applies to 
graduated and indexed rents.<br />The automatic rent reduction means that landlords will have to reduce 
all rents that exceed the official rent ceiling by more than 20 percent,
 without any need for action from tenants, within nine months of the law
 coming into force. The official rent ceiling is based on the 2013 rent 
index and lies between &euro;3.92 and &euro;9.80 per square meter. The rent 
ceiling is &euro;1.00 per square meter higher for apartments with modern 
equipment. In order to qualify for the higher rent ceiling, at least 
three of the following five criteria must be met: a wheelchair 
accessible elevator, a fitted kitchen, high-quality flooring, low energy
 consumption and high-quality sanitary facilities.<br />If an apartment is subsequently rented out after law comes into effect, 
the landlord may not charge a rent that exceeds the official rent 
ceiling. As a result, landlords may find themselves having to charge a 
lower rent than that paid by the previous tenant.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/mietendeckel_02.jpg?sfvrsn=ea525fbf_0" sf-size="77060" /></p></div></div><div><div><h2>The impact of the new law on condominium buyers</h2><p>Of course, with the ink hardly dry on the new legislation, it is not 
possible to identify specific impacts just yet. But it is possible to 
start talking about trends and practical experiences. For example, it is
 already highly likely that there will be a noticeable decline in the 
construction of rental housing and the modernization of the existing 
housing stock.</p><p>Nevertheless, Berlin retains its status as a highly attractive city 
and its population will keep on growing. As a result, demand for 
apartments will continue to far outstrip supply, which is why we assume 
that purchase prices will continue to rise in response to the Berlin 
Rent Cap. And because the rent cap does not apply to newly constructed 
rental apartments, investments in rental housing will continue to be 
profitable. In the case of apartments ready for occupancy after 2014, it
 will therefore be possible to invest without the any impact from the 
new rent cap.</p></div></div>

<p>Constant
 traffic jams, the annoying search for parking spaces and aggressive 
drivers &ndash; not to mention damaging CO2 emissions &ndash; driving in the city is
 often no fun at all. So, alternatives are needed, not only to protect 
the environment, but also to improve the quality of life for city 
dwellers. The mobility revolution starts right at your front door where 
you decide which mode of transport is most convenient. And in most 
cases, you end up choosing your private car. According to the Federal 
Ministry of Transport and Infrastructure, an average of 57 percent of 
all journeys in Germany are made by private vehicle. After all, there 
are usually parking spaces right on the doorstep. So, choosing an 
alternative mode of transport will largely depend on what mobility 
options, if any, are available nearby.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/ebikes_blog_03.jpg?sfvrsn=23816eaf_0" sf-size="47871" /></p><div><div><h3>Bicycles are cheaper than cars</h3><p>When it comes to cost, bicycles win hands down over cars. For 
example, a parking space in a bicycle box costs as little as EUR 1,000 
to create, compared to EUR 25,000 for a parking space in an underground 
car park. And when it comes to purchasing a parking space, bicycles win 
by a country mile: a bicycle parking space is included in the price of 
an apartment, while a car parking space can cost up to EUR 98,000. 
Bicycles also lead the way in terms of space consumption: a car requires
 12 sqm of space, equivalent to the space needed for ten bicycles or 
four cargo bikes.<br />By adjusting the zoning requirements for parking, local authorities can 
have an influence on traffic policy by setting maximum numbers of 
parking spaces for new buildings or even abolishing parking space 
requirements altogether. However, any adjustments not only require a 
rethink of parking space requirements, but also coordinated strategies 
for the development of new cycle paths. Unfortunately, German cities are
 a long way behind other countries. In 2018, Munich invested only EUR 
2.30 per inhabitant in bicycle traffic and Berlin EUR 4.70 per 
inhabitant. In comparison, the city of Copenhagen spends EUR 35.60 per 
inhabitant per year on cycling.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/ebikes_blog_01.jpg?sfvrsn=4caefd0c_0" sf-size="62168" /></p></div></div><div><div><h3>Spoiled for choice</h3><p>Assuming parking spaces and paths are available, you just need to 
choose the right bike. Thankfully, there&rsquo;s never been a wider range of 
options to suit every lifestyle: from classic bikes to cargo bikes and 
ultra-trendy e-bikes, which get you from A to B much faster than a 
conventional bicycle and without even breaking a sweat. No surprise, 
they are so popular among commuters. Innovative brands such as <a href="https://www.vanmoof.com/en_de/" target="_blank">VanMoof</a>, <a href="https://en.cowboy.com/" target="_blank">Cowboy</a> and <a href="https://amplerbikes.com/" target="_blank">Ampler</a>
 have given e-bikes a design upgrade, transforming them into real design
 objects. You can&rsquo;t even tell that these bikes have a battery, which is 
likely to cause one or two surprises for other road users at traffic 
lights. If you think buying a bike outright is too expensive, you can 
also take advantage of subscription or sharing models, at least for 
conventional bikes.<br /><br /><img src="https://cms-resi.eu.jll.com/images/librariesprovider2/default-album/ebikes_blog_04.jpg?sfvrsn=4d0b22b3_0" sf-size="44632" /></p><h3>Alternatives to your own car</h3><p>For trips that are impractical with your own car, there are plenty of
 alternatives to public transport and private cars. The variety of 
car-sharing services, especially in large cities, is now enormous, 
including WeShare, ShareNow, Miles and many others. Consumers really are
 spoiled for choice.</p></div></div><div><div><h3>Model for the future: Mobility hubs</h3><p>The VCD, a non-profit environmental association, envisages several 
stages in the urban mobility revolution: The first stage provides for, 
among other things, footpaths to bus stops, parking primarily for e-cars
 and improved connections to cycle path networks. The second stage 
includes car-sharing and bicycle rental (including repair) services in 
the heart of residential neighborhoods. The last stage in the pioneering
 mobility revolution includes subsidized transport tickets for tenants, 
traffic-calmed zones and intermodal mobility hubs, which are a 
particularly attractive for residential areas, as they link all 
transport and service options. Mobility hubs allow residents to change, 
rent, park, swap and repair all modes of transportation &ndash; from e-bikes 
to car-sharing. As you can see, the future of urban mobility has just 
started.&nbsp;<br />In the residential quarter Luisenpark in Berlin-Mitte, the course has 
already been set for the mobility turnaround: Here there are also
