Berlin, June 24, 20 14. A collaboration for premium quality: Zabel Property, one of the leading, German companies for marketing high-quality residential properties in the capital, presents the new residential project GUARDIAN on behalf of the residential and commercial property developer Rockstone Real Estate from Hamburg. In this partnership the Zabel Property is in charge of sales and was involved in the early stages of target group customization and product development of the residential property. The impressive residential complex is located between Schützen- and Krausenstraße - currently an especially exciting city site. Located in Berlin's new media and business centre, 134 condominiums, penthouses and apartments as well as five commercial units are being built on seven floors. Construction already started in June 2014, first occupancy is planned for the beginning of 2016.

The residential complex, Guardian, is centrally located in the former newspaper district, in the immediate vicinity of the former border crossing Checkpoint Charlie and the new Axel Springer media campus and in walking distance to Gendarmenmarkt. Not only is the location exceptional, but also the services offered in the Guardian which can summed up with the phrase "convenient living". Future residents will have access to four-star comfort, which extends across the entire residential concept. It begins with the concierge service and continues with a washing and newspaper service to an in-house fitness area and courtyard and rooftop communal areas. Underground parking and bicycle parking complete the entire package. These amenities help the new building achieve the highest standard of living, premium design and excellent investment perspectives.

"This location and its significant potential for capital appreciation is highly coveted by prospective buyers all over the world. We are very satisfied with the response of buyers and prospective buyers so far - the pre-sales phase has even surpassed our expectations. The rate of sales and reservations has already reached about 40 percent before the official sales launch", says Thomas Zabel, managing director of the Zabel Property Group.

Dietrich E. Rogge, managing director of Rockstone Real Estate, explains that the positive response is the direct result of the coherent, target group-specific product design. "A new media and business elite will not only work here, but will also want to live here. This is truly urban living, something that feels more cosmopolitan than in other typical residential districts in Berlin. Our Convenient Living concept fits perfectly".

"The former newspaper district will become the new media and business district - the Axel Springer media campus is a prominent example of the current boom in construction. Remember, just 10 years ago, this area was one vacant lot after another. The development to a AAA metropolitan area is taking place at breath-taking speed", says architect Julia Tophof about the location. "In the 1920s the area also experienced rapid development. The Art Déco architecture of that era had inspired us and is reflected in many details in the Guardian", says Tophof.

The location is not only characterized by the media industry, but also as the location of the former intersection of West and East Berlin. The residential complex is delineated by the Schützenstraße to the west and by the Krausenstraße to the east and is thereby representative of the location's historical significance in the immediate vicinity of the former border. The site also profits from the advantages of a lively cultural scene, fine dining and sophisticated shopping and nightlife right around the corner.
