Worldwide consulting: Easy access to German market

Beijing, Istanbul and soon Moscow: This is just a small selection of the cities the JLL Residential Team has already visited around the world. Our international events have a very clear focus: “Why does it make sense to invest in German condominiums and how does the purchasing process work from abroad?” In order to answer these questions, our team provides interested investors and potential owner-occupiers with an overview of the German market, and explains the ins and outs of purchasing real estate in Germany. In personalized consultations, we then help our clients to find the right property for their needs.

We get the day started by welcoming the participants who have all previously registered. We host our events in conference rooms in centrally located hotels with good facilities. Our consultants and clients get to know each other over drinks and snacks and define the client’s objectives.

Next, we take a closer look at the German market and the investment environment and provide a few key insights, such as:

  • Germany has the highest GDP in Europe
  • Germany is one of the world’s top 3 exporters (alongside China and the USA)
  • Due to the stable economic and political situation, Germany is widely regarded as an investment safe haven.

We then take a more detailed look at Berlin’s residential real estate market:

  • Population growth: 61,000 people per year
  • Rents have risen 15 years in a row
  • Berlin needs an additional 264,000 apartments over the next few years

After we’ve reviewed the facts, we switch our focus to selected projects from the JLL Residential portfolio. These include Embassy in Berlin-Mitte, which is centrally located on Köllnischer Park and offers 1 to 5-room apartments with prices starting at EUR 316,000. These premium apartments are ideal for both owner-occupiers and investors.

The purchase process and taxes

When buying a property in Germany, there are some legal (and tax) aspects that need to be considered, such as ancillary purchase costs, which include land transfer tax and notary costs. In cooperation with international legal and financing experts, JLL’s consultants advise on the entire purchase process. With the help of a power of attorney, our clients never even need to come to Germany in person.

This provides the perfect opportunity to clarify any questions about buying real estate in Germany. Our advisors suggest potential properties based on the client’s budget and purpose of use.
